Please note that property taxes & assesed values change when a property changes ownership. In addition, "assesed values" and "market values" are determined typically bases on the last time the property appraiser assesed the property. There is a formula to figure out the taxes for a property once it is purchased. So here it goes!

HOW TO CALCULATE TAXES
Take the purchase price of a property, multiply the purchase price X .925, or 92.5%. Next deduct any exemptions, if it is your primary "homestead", you can deduct $25,000. There are other exemptions, such as being disabled or widowed that you can add in there as well for additional deductions. The number you have left is the assesed or taxable value of the property. To figure out the taxes on the property, you must find the millage rate for that particular area, which can be found on the property appraisers websites. In Duval county, the millage rate is .018 to .019 depending on what area the property is located, or 1.8%-1.9% of the assesed value, St. Johns county and Clay county are typically less, with millage rates at .016 to .018. Sounds confusing? Here are a couple examples:

Some new communities also have a "CDD fee", or Community District Developement Fee that is added on to your taxes as well. This can range typically from $500/year to upwards of $3,000/year depending on the community. There are other variables that go into figuring out taxes. Please note also that due to the "Save Our Homes" act, taxes on your primary residence can never increase more than 3% per year. This is a general formula that will hopefully help you.
