North Jacksonville is the fastest growing area within Duval County. The majority of these
communities below are located in the "New Northside" area, which was very rural up until the last
decade. Due to the low cost of land, many of these communities have homes more affordable than
anywhere East of the St. Johns River. In addition, this area is still relatively convenient to the
Downtown Jacksonville area, Jacksonville Beaches, JIA Airport, Southside, and much more
because of its close proximity to 9A, the beltway around Jacksonville. This is a bustling area with
loads of new shopping, schools, as well as a new 1.2 Million square foot shopping mall, The River
City Marketplace. As you move closer towards downtown Jacksonville, you will run into our Old
Northside area, which is mostly low to lower middle income housing.
Directly North of downtown Jacksonville is historic Springfield. Once a vibrant area with turn of
the century colonial and Victorian style mansions as well as back alley streets, many abandoned the
area after the 1904 fire, causing the community to go downhill. Springfield is currently going through
a major revitalization and is quickly becoming one of the most desirable places to live in the Jacksonville
